Do I need a tenancy agreement to rent out a room in Singapore?

Yes — a written tenancy agreement protects both landlord and tenant by setting out the rent, deposit, term, notice period and each party's obligations. For HDB rooms you must also have HDB's approval to rent out the room and register the tenant, and the tenancy must meet the minimum rental period.

What should a Singapore room rental tenancy agreement include?

For a fixed one-year room tenancy the deposit is typically one month's rent, held by the landlord and refundable at the end of the term less any unpaid rent or damage beyond fair wear and tear.

Who pays stamp duty on a tenancy agreement?

Tenancy stamp duty is payable to IRAS, and by convention the tenant pays it, within 14 days of signing the agreement in Singapore. The amount is based on the rent and the lease duration.
