How we estimate rent

We read live room listings for each project on PropertyGuru and 99.co, group them by room type, and take the median — the middle of the market, not the cheapest or the most expensive. Extreme outliers are removed, and each estimate is scored by how many listings back it, so you know how much to trust it.

What moves room rent in Singapore

  • Room type — master rooms with an attached bath rent well above common rooms.
  • Location & MRT access — walking distance to an MRT station is one of the biggest premiums.
  • Furnishing & condition — fully furnished and newly renovated rooms sit at the top of the range.
  • Lease length & occupancy — longer leases and single-occupancy terms shift the price.

How much should I charge to rent out my room?

Price against the median of comparable rooms in the same project. Search your project above to see the typical rent for each room type (master, common, ensuite and so on), plus the min–max range. Pricing near the median rents fastest; pricing toward the top of the range works when your room is larger, newly renovated or has an attached bathroom.

How is the rent estimate calculated?

Each estimate is the median rent of live room listings for that project on PropertyGuru and 99.co, grouped by room type. Extreme outliers are removed, and each figure carries a confidence level based on how many listings it is built from.

Why do master rooms rent for more than common rooms?

Master rooms are larger and usually come with an attached private bathroom, so they command a premium over common rooms, which share a bathroom. The estimator prices each room type separately so you compare like for like.

How current is the data?

Each project shows the date it was last refreshed, alongside the PropertyGuru and 99.co sources. You can refresh any project you track from inside the app.
